We offer a fully managed service for a competitive monthly management fee and we do not have any set up fees. This includes all of our tenant find service including rent collection, payment of rent over to yourself, collect the bond from the tenant and place with the DPS, carry out regular property inspections and deal with all day to day queries from the tenants keeping you up to date along the way.
Jigsaw Letting would fully manage your property for the duration of the tenancy agreement. The tenancy agreement would be between Jigsaw Letting and the tenant(s).
We also offer a tenant find service which includes:
Marketing the property in our office with photographs and descriptions
Placing a board outside the property (optional)
Advertising on the internet with the top portals; Rightmove, Zoopla & Prime Location plus our own website
Advertising on our social media platforms Facebook and Instagram
Interview and register all prospective tenants verbally before organising viewings with you as Landlord (we recommend as you will be managing the property you meet all of prospective tenants to ensure you are happy)
If you wish for us as agents to carry out all viewings we can do this for a small fee to cover fuel and staff time
Carrying out full referencing in house along with employers reference, previous Landlords reference, credit checks and perusal of bank statements and payslips
Once the referencing is satisfactory we will continue to prepare the Tenancy Agreement and legal documents and contact you to arrange the moving in appointment
This package above differs from our fully managed service as we would not carry out the moving in appointment, deposit the bond with the DPS, collect any rent or carry out an inventory. We do offer these additional services included in a tenant find at an additional cost.
Both of the above tenant find services would mean that the tenancy agreement is between yourself and the tenant(s) as no rent would be collected monthly by us.
Landlord requirements on letting include:
Landlords CP12 gas safety certificate (annually required by law)
EPC commissioned certificate for the property (lasts for 10 years)
Electrical testing (EICR) every fixed electrical installation at the property is inspected and tested at least every five years by a qualified person.
Electrical items PAT tested (usually on furnished properties with electrical items included within the tenancy)
Smoke alarms (one on each floor wall mounted) and Carbon Monoxide detector (to be wall mounted near to the gas appliance which is usually the boiler)
Landlords Buildings insurance with public liability
If property mortgaged ensure permission is granted from the lender
If overseas Landlord (going to be out of the country for more than 6 months) complete NRL1 form so NRL8 authorisation code is issued to us as agent to pay rent without tax deducted at source If overseas Landlord (going to be out of the country for more than 6 months) complete NRL1 form so NRL8 authorisation code is issued to us as agent to pay rent without tax deducted at source
